House Rules

**IMPORTANT**
>> Please make sure you read and comply with these rules

SECURITY CAMERA, LOCK OR WiFi
> There is a RING Doorbell on the outside of the house by the front door, and a RING Floodlight on the outside of the shed in the backyard. DO NOT TAMPER WITH CAMERA, LOCK OR WiFi. Tampering with the security features of the house, including but not limited to front door camera, keypad lock, backyard camera, or WiFi module, will immediately and irrevocably terminate the stay and guests will be asked to leave.

PARTIES
> NO PARTIES OR EVENTS
** This will result in an IMMEDIATE cancellation of your reservation with NO refund.

NOISE POLICY
> NO EXCESSIVE NOISE PAST 10pm
** Complaints will result in warning for the first offense. Disregarded warning will result in termination of your stay without any refund. We love our neighbors and we have a great relationship with them. We don't like to cause them any discomfort.

SMOKING POLICY
> NO SMOKING OR VAPING
** Smoking/vaping of any substance in the home: $250 charge.

PET POLICY
> No pets allowed
**Any unauthorized pets on the property will result in an immediate cancelation of the reservation with no refund and a $250 deep cleaning fee**

CHECK-IN
> Anytime after 4:00PM.
** No early check-in

CHECK-OUT
> before 10AM
** Late check-out without owner's prior consent will incur a non-refundable $150 fee if check out is before 11:00am. If not checked-out and vacated property by 12 noon, you are charged that day's full non-discounted rate, plus any refund that is given to the next guest for any inconveniences caused by the said late check-out.
** This is considered trespassing a private property and will be followed by local authorities legal escort off the property immediately **
The aforementioned charges DO NOT extend your stay. It is to recover any losses to owner, housekeeping crew and/or upcoming guests and others.

SHOE POLICY
> This is a NO shoes house. All shoes must be taken off at entry doors. Please wipe down service dog paws as well.

CANDLES/INCENSE
> No candles, incense or any types of flames beyond the provided grill on the patio.
** Any losses incurred by guests due to candle/incense or other flames will be guests financial responsibility.

SEPTIC SYSTEM
> Do not flush anything down the toilets beyond natural human waste and toilet paper.
** Service and repair fees for clogged toilets due to guest negligence to above will be guests responsibility.

POOL POLICY
>No Glass By The Pool. This is non-negotiable. If glass is broken by the pool, it will require us to drain it to make sure all the glass is out and then refill it. **Any costs associated with this will be passed onto the guest responsible if they ignore this rule**
>DO NOT TAMPER WITH THE POOL HEATER. I control the heater via an app over the WiFi. If you would like the pool heated for your stay, you must tell me prior to checking in, and then I'll send a request for the payment of the additional charge to heat it. Once I receive the payment, I'll program the heater to start heating up the day of your check-in so it will be warm for your entire stay. (As long as payment is received 24 hours prior to check-in time.)

Do not remove the vacuum in the pool.

Swim at your own risk. The pool is 9.5 feet deep. Make sure anyone swimming knows their limits and can swim safely. Children under 16 need to be supervised in the pool at all times. By swimming in the pool you acknowledge the risks and the owner is not responsible for any injury or harm that may incur from the use of the pool.

NO PARTYING of any kind inside or on the property. Please respect the community. Noise level MUST BE MINIMAL after 10PM! There is a noise level city ordinance we do not want complaints! Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. We must respect the peace of the community! Thank you.

🚙Getting There:
If you flew in, you are just a quick 12 minute drive or Uber from the airport. Hop on the 10W to the AZ-51 N and in a few miles you'll be right there!

🚙Parking is FREE and available in the 1 Car Garage, Driveway, and on the Street. Driveway is big enough for 3 vehicles

🏊‍♂️The POOL is located in the backyard and open all year round. It is protected by a fence, but please keep an eye on your little ones at all times while in the backyard.

🍳Kitchen is fully stocked with everything you'll need to cook a meal or bake some basic things. There is a toaster, microwave, electric stove, Instant Pot, baking sheets, Gotham Steel Pots and Pans, and all the utensils needed to cook with. Cooking spray, olive oil, salt, pepper, and a few other common spices are provided. There are plates, bowls, and silverware for 8 available.

☕🍵Coffee & Tea is provided in both regular and decaf. The coffee maker is a Hamilton Beach dual pot and individual brewer. An Electric Kettle is available for making hot water for tea.

🧻Basic amenities are provided such as toilet paper, paper towels, shampoo, conditioner, body wash, hand soap, dish soap, dishwasher pods, and 1 extra garbage bag for each can. If you are staying more than a week, I would plan to pick up extra of any of these items to last you throughout your entire stay.

📶High-Speed WiFi works throughout the entire property. You can even connect inside the playhouse. We have the fastest and most reliable internet that's available in the neighborhood. Connect all your devices if you like!

☀️❄️Heating and Cooling is controlled by an easy to use Nest Thermostat in the hallway. The AC was just serviced and is ICY COLD ☃️

🏓🍔🌽The outdoor area has a seating area with a table that's perfect for enjoying your morning coffee or sitting with all your friends and family to enjoy some food! Ping Pong Paddles and Balls are provided to be able to enjoy the ping pong table, but please do not attempt to move it. For more fun in the backyard, a Cornhole Set is located in the shed that you can get out and set up to use as much as you like! The grill is a propane grill and the tank will be filled for your stay. Make sure to turn it off after using it to make sure the gas does not leak out.

🔐Security - In order to protect the property, we have security cameras on the EXTERIOR of the structures only.

👨‍🔧Maintenance is done on the following schedule:
-Landscapers come every other Saturday
-Pool Maintenance and Cleaning every Thursday
-Garbage Cans get put out on Wednesday nights and returned Thursday by a service, sometimes after dark
Do not be alarmed if you see these workers during your stay. They have been instructed to be as non-intrusive as possible.

☀️Being that we are in the desert, you will see the occasional bug/critter. We have monthly pest control come and spray, however a bug or two may still find their way inside the house.

Neighborhood overview
Very quiet neighborhood tucked just off of E Camelback road. Very easy access to the 10 and 51 Freeways. Private location that is minutes away from popular destinations.
Getting around
You have great access to E Camelback road which will take you straight to Old Town Scottsdale on a short drive that takes you through Biltmore where you can stop and shop and eat on your way if you choose. The 10 and 51 Freeways are within a couple of quick turns as well. Downtown Phoenix is just a quick 10 minute drive straight down Central Ave that will lead you to some of the bars with the best cocktails in the country! Whole Foods, Fry's, Target, and many more stores are within a mile of the home, so stocking up on groceries and other items for your stay will be a breeze.
